Our Know-How
Since 2016, Guillaume and Alexandre Denniel, two brothers united by a shared passion and at the head of this entirely family-run agency, have personally guided and advised buyers and sellers of historic properties.
Rooted in a family heritage, our passion for architectural and cultural patrimony naturally led us to pursue higher education closely connected to this field.
This early fascination with architecture and history enabled us, from a young age, to identify a clear need: to provide a comprehensive and bespoke service to both sellers and purchasers of heritage properties.
Accordingly, Guillaume Denniel is a jurist holding a Master’s degree in Notarial Law, a Master’s degree in Real Estate Law, and a diploma in Art History from the École du Louvre. Alexandre Denniel is a real estate law jurist holding a Master’s degree from Paris 1 Panthéon-Sorbonne University, together with a post-master’s qualification from the French Institute of Urban Planning.
Since 2016, we have applied this multidisciplinary expertise in advising and assisting buyers and sellers involved in complex heritage property transactions.
These complementary skills, perfectly tailored to heritage consultancy and expertise, enable us to meet the expectations of the most demanding clients, whether sellers or purchasers of properties involving complex issues, throughout every stage of the transaction:
Our expertise, experience, and exacting standards have enabled us to oversee each year some of the most remarkable heritage property transactions in France. As dedicated custodians of heritage, we deliberately choose to represent only a limited number of properties, allowing us today to include in our portfolio only those estates that genuinely inspire us and for which we already know there exists a discerning potential clientele.
Our sustained investment in the development of modern communication strategies has also led us to become the leading heritage real estate account on Instagram in France, with more than 100,000 followers.
Furthermore, our personal commitment to the preservation and rescue of endangered heritage properties means that each year one or more private laureates of the Mission Bern Heritage Lottery have acquired their properties through Denniel Immobilier (including three of the thirty-nine private laureates in 2023, representing nearly 10%).
Today, no property is too exceptional for the clients who seek to acquire through our agency, nor too complex for our expertise.

These complementary skills, perfectly tailored to heritage consultancy and expertise, enable us to meet the expectations of the most demanding clients, whether sellers or purchasers of properties involving complex issues, throughout every stage of the transaction:
- Precise analysis and expert assessment of properties in all their dimensions, together with the anticipation and resolution of legal, contractual, regulatory, or technical issues likely to create uncertainty or jeopardise the successful completion of a transaction.
- Enhancement of the historical and architectural value of properties through archival research whenever justified. We have, on several occasions, uncovered documents of royal provenance that proved decisive in bringing transactions to completion. We also produce detailed descriptive dossiers presenting the history and architectural significance of each property offered for sale.
- Implementation of tailored sales and communication strategies. The marketing of exceptional properties has evolved considerably in recent years with the emergence of new communication tools whose effective use is now essential in reaching the most qualified buyers. Each property therefore requires a carefully defined strategy and the selection of the most appropriate communication channels, including the possibility of conducting highly confidential sales.
- In this respect, social media — and Instagram in particular — has become an especially effective means of reaching certain categories of buyers who no longer rely on traditional communication channels, a trend that is even more pronounced among leading international clientele.
- Personalised guidance and successful completion of transactions. Heritage property transactions frequently involve complex legal and contractual considerations requiring experience, tact, precision, and rigorous oversight throughout the sales process. By personally supervising each transaction with the utmost diligence and professionalism, we ensure that our sales proceed smoothly and securely, without legal uncertainty.
